Establish who is inspecting the pool
Read the general home-inspection agreement instead of assuming it includes the pool. Identify which pool components are covered and whether a separate pool inspection is needed.
Send the inspection purpose and any decision deadline with your inquiry. An online request does not reserve an appointment; the office confirms availability and arrangements.
Describe the property conditions
Tell the office whether the pool is open, covered, winterized, or not operating. Water clarity, power, access, and the current state of the equipment affect what can be evaluated.
A useful preparation checklist includes:
- Access to the pool and equipment area.
- Whether normal operating controls are available.
- Known problems or recent work.
- Water-loss or equipment concerns requiring a specific question.
- Any limits on the inspection window.
The office establishes preparation and scope for the property; do not change equipment or pool conditions based only on a general article.
Separate a visible finding from a test
A visual review can document accessible surfaces, surroundings, equipment, and exposed plumbing within the agreed scope. It does not establish that buried plumbing is watertight or explain every cause behind a symptom.
Pressure testing, underwater leak detection, specialist electrical testing, and engineering evaluations are separate investigations. Raise those concerns before the appointment so they are not mistaken for included work.
Read three parts of each finding
- Observation: what condition was actually seen?
- Limitation: what could not be evaluated, and why?
- Recommendation: what follow-up question, further evaluation, or repair consideration follows?
A photograph helps locate and explain the observation. It is not a substitute for reading the limitation or proof that a concealed component is sound.
Use the report to organize follow-up
A condition report is a record at the time of the inspection. It is not a warranty, safety certification, or automatic repair estimate. Keep inspection findings separate from any later specialist evaluation or repair proposal.
